On February 22, 2026, the HOA voted to 1) increase the annual dues from $85 to $105 and 2) add the option to opt-in to email communication into the bylaws. The added language for the email communication opt-in is as follows:
Article VIII, Miscellaneous
Section 1: [Addition to current section outlining USPS requirements] Any Member may elect to receive annual dues notices, special assessment notices, and other Association correspondence via electronic mail (“email”) rather than by United States Postal Service (USPS) mail. Refer to Article VIII, Section 12 for opt-in process.
[New section] Section 12: Electronic Delivery Option
(a) Member Authorization. Any Member may elect to receive annual dues notices, special assessment notices, and other Association correspondence via electronic mail (“email”) rather than by United States Postal Service (USPS) mail.
(b) Opt-In Requirement. To participate, the Member must complete and submit an Electronic Communication Consent Form to the Association, which includes:
(i) the Member’s name and unit address as recorded with the Association;
(ii) the Member’s preferred email address for electronic delivery;
(iii) an acknowledgement that opting-in to electronic delivery constitutes official notice under these Bylaws.
(c) Withdrawal of Consent. A Member may withdraw consent at any time by providing written notice (including by email) to the Association. Once the Association receives the withdrawal, delivery by USPS mail will resume for that Member within thirty (30) days.
(d) Recordkeeping and Verification. The Association shall maintain a current record of all Members who have opted-in to electronic delivery, and shall use reasonable efforts to verify email addresses. If an electronic notice is returned as undeliverable, the Association shall revert to USPS mail for that Member until updated contact information is provided.
(e) Effect of Delivery. For Members who have opted in under this Section, delivery of notices and correspondence by email to the designated email address shall satisfy all applicable notice provisions in these Bylaws (and any applicable Declaration) as if delivered by USPS mail.
